Why do people build ADUs?

An Accessory Dwelling Unit (ADU) is a great way to create additional living space. Whether homeowners use the additional space as an apartment for aging parents or older children, as a man cave or she shed, or to generate rental or business income, the ADU provides another option other than moving to a larger house.

Can I build an ADU on my property?
Premier ADU has project consultants who will conduct a basic assessment of your property. The site inspection will include looking for access to water, septic and power. It also will depend on county requirements and building codes. We will listen to your vision, and our architect will tell us what is feasible for your site.
What are the biggest obstacles to building an ADU?
Space can be an obstacle, but so can access to water, septic, power and parking. Code issues with the municipality and county can also come into play.
Can I rent my ADU?
In most instances, yes! However, we would refer back to the municipality for the exact capabilities. Most places allow for long-term rentals, and some places also allow for short-term rentals (such as using your ADU as an Airbnb).
What’s involved in a feasibility study and what do you expect to find out?
We conduct a feasibility study to find out exactly what we can build on your property. We take measurements and take into account any building codes and setbacks that may be required. Premier ADU offers four pre-designed plans, but we also offer the option to custom-build.
How much upfront costs do you need to get from design to permit on an ADU?
Upfront costs—the amount of cash needed prior to financing—can range depending on if the ADU is one of our pre-planned units or a custom unit. We typically need 3-4% of the project costs upfront.
Will building an ADU trigger a property tax reassessment?
More than likely. The county assesses taxes based on the material costs, and that typically amounts to about 1% of total construction costs.
Are ADUs good overall investments?
Dollar for dollar, ADUs are absolutely a good investment! There is a big demand for multi-generational properties. If you can build an ADU and then rent it out, you are making a great return on your investment.
Should I install solar on my ADU?
We partner with a company so that all of our ADUs are solar-ready. In fact, it is a requirement for most municipalities.
